Nevada section 8 program administers over ten thousand Housing Choice Vouchers that allow families to rent in the private market and receive a subsidy towards their rent. With this assistance, residents are able to pay approximately 30-40 percent of their annual adjusted income toward rent, while the Nevada HCV program pays the remainder. The Nevada HCV helps provide housing to approximately 38,000 people under this program.

Housing choice vouchers are administered locally by different Nevada Regional Housing Authorities. These housing authorities receive federal funds from the U.S. Department of Housing and Urban Development (HUD) www.portal.hud.gov/ to administer the voucher program.

A family that is issued with a housing voucher is responsible for finding a suitable housing unit of their choice where the owner agrees to rent under the section 8 program. This unit may include the family's present residence if it meets program requirements. Rental units must meet minimum standards of health and safety as determined by the Nevada Regional Housing Authority. The rent must be verified by your local housing authority as reasonable. The family cannot pay more than 40% of their adjusted income during the first year of the lease.

A housing subsidy is paid to the landlord/owner directly by your local Nevada HCV via direct deposit on behalf of the participating family. The family then pays the difference between the actual rent charged by the landlord and the amount subsidized by the program.

Who can Qualify for Section 8?

Eligibility for a housing voucher is determined by the Nevada HCV based on the total annual gross income and family size. Participation in this program is limited to US citizens and specified categories of non-citizens who have eligible immigration status as defined by HUD. In general, the family's income may not exceed 50% of the median income for the county or metropolitan area in which the family chooses to live. By law, the SNRHA must provide 75 percent of its vouchers to applicants whose incomes do not exceed 30 percent of the area median income (Federal extremely-low category). How to Apply

Nevada HCV is a public agency that provides subsidized housing to low-and-moderate income individuals and families. Applications for Nevada Section 8 Housing Programs may be filled out at your local Admissions office. Applications are accepted Monday – Thursday between 8 a.m. and 5 p.m. Please ensure that you print all three documents for a complete application which are as follows:

1. The Pre-Application

2. Coversheet(s)

3. The HUD Form 92006.

 

Please note that you'll have to print a Pre-Application and HUD Form 92006 for each Coversheet that you are submitting.

You may print out the Pre-Application form, Coversheet(s), and the HUD Form 92006, but you will have to submit it in person. Mail-ins will be accepted for those out of state or Elderly/Disabled applicants only. Please ensure all areas of the application are complete. Incomplete applications (including failure to sign and/or provide social security numbers for all household members and ensure all areas of the application are completed) will not be accepted. Applicants are placed on a wait list(s) according to the date and time of receiving the application. Bedroom size for which the family qualifies and local preferences for which they may be eligible will impact wait list placement. All applications are time/date-stamped when received. The waitlist number is NOT a firm number as the waitlist (s) are resorted several times a week as new applications are received and families are pulled for verification of program eligibility when their name reaches the top of the wait list for which they applied. Nevada HCV’s preference points are included in the pre-application for your review. Please ensure you notify our agency in writing of all changes in income, family composition and change of addresses within 10 calendar days of the change. No changes are accepted over the phone. If Nevada HCV sends you correspondence that is returned due to incorrect addresses, or if you have moved and failed to provide the agency with a written updated address, your application will be withdrawn. The estimated wait list time for Housing Choice Vouchers, formerly called Section 8 is approximately 12 to 36 months. Failure to respond to any request for information or attending scheduled meetings will also result in withdrawal of your application.
